As well as paying the rent, you may also be required to make the following permitted payments.
A holding deposit equivalent to 1 week’s rent is required to secure the property and pause viewings while we conduct references and Right to Rent checks. We are permitted to retain up to £50.00 per person if the tenant withdraws from the application, fails referencing due to misleading or false information, fails the Right to Rent check, or does not provide the necessary documents within 15 days. If the tenancy proceeds successfully, the holding deposit will be applied either to the Damage Deposit or the First Month’s Rent.
A damage deposit equal to 5 weeks’ rent is required. This deposit is held by the landlord and protected in a government-approved tenancy deposit scheme. Evidence and prescribed information about the specific scheme will be provided to you within 30 days of the deposit being paid.
Requests to vary the terms of the tenancy are capped at £50, unless higher costs are incurred, in which case written evidence will be provided.
Interest may be charged on late rent payments at a rate of 3% above the Bank of England base rate, applied after 14 days of non-payment.
You may be charged for the reasonable costs of replacing lost keys or other security devices. Receipts and evidence of the cost will be provided.
If you request to leave the tenancy early, you may be required to pay any unpaid rent and any other reasonable costs incurred by the landlord as a result.
Other payments may be requested, if permitted under relevant legislation, including contractual damages not listed above.
