Tenant Fees
As well as paying the rent, you may also be required to make the following permitted payments.
Permitted payments:
Before the tenancy starts:
Holding Deposit: 1 week’s rent – This is to secure the property and stop viewings while we conduct references and right to rent checks. We are permitted to hold back no greater than £50.00 per person if the tenant/s back out from renting the property, if any reference fails due to misleading/ false information, if the tenant fails the right to rent checks or where we attempt to collect relevant information to conduct reference checks and the tenant fails to provide these within 15 days. If the tenancy goes ahead as planned with no issues, then the holding deposit will be converted into part payment for Damage Deposit or used towards First Month”s Rent.
Damage Deposit: 5 weeks’ rent – Held by landlord and protected within a government approved scheme. Evidence and prescribed information regarding which scheme will be served to you within 30 days of giving the deposit.
During the tenancy:
Changes to the tenancy agreement: Capped to £50 unless we have incured higher charges to which we will have to supply evidence in writing.
Payment of interest for the late payment of rent at a rate of 3% above Bank of England base rate.
Charge for the reasonably incurred costs for the loss of keys/security devices: Reasonable costs as long as evidence provided with a receipt.
Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy.
Other permitted payments:
Any other permitted payments, not included above, under the relevant legislation including contractual damages.
Tenant protection:
Stoneshaw Estates is a member of The Property Ombudsman redress scheme.
